100% Financing For Some Nebraskans – USDA Rural Development

Happy New Year!!!

Here in Nebraska, we are blessed to have loans just for Nebraskans, like some of the “100% financing” home loans that do not require the “perfect credit score” available through the Rural Development United States Department of Agriculture (USDA).

If you are paying rent, you may be paying more than you would if you owned your home, as Housing Specialist Olander at the USDA says here in this article:

Housing Specialist Teresa Olander in the Norfolk Area office said that applicants may actually be able to pay a total monthly house payment, including taxes and insurance, for less than what they are currently paying for rent. For more about USDA Rural Development loans, go here or if you would rather go to someone locally, call me and I give you the contact information of our representative:

Regardless, whether you are buying or selling, just facebook, text, email or call me and I can help.

Always,
Janet

Update On Holdrege Housing Market & What’s Buyer Agency?

A house in Holdrege just went on the market at 1313 12th. If you need more information either contact the listing agent, or if you need representation as a buyer, just call–that’s one of the many reasons why I’m here–I offer buyer agency as well.

WHAT’S A BUYER’S AGENT?

From the National Association of Realtors (NAR):

Buyer’s representative (also known as a buyer’s agent)

A buyer’s agent is hired by prospective buyers to represent them in a real estate transaction. The buyer’s rep works in the buyer’s best interest throughout the transaction and owes fiduciary duties to the buyer. The buyer can pay the licensee directly through a negotiated fee, or the buyer’s rep may be paid by the seller or through a commission split with the seller’s agent.

Holdrege Real Estate Market Report

The following report, known as the Current Market Report, is directly from Paragon the MultiListing Service (MLS) used by local area realtors as well as myself. This report (link below) shows the current number of listings as of yesterday, which was 37 total active listings. (By the way, one was just added today on 622 Grant–so that means there are now 38 homes on the market.) NOTE: That number does not include the properties that are non-local brokerages. For a full count, check out www.realtor.com and search for Holdrege.

The Current Market Report also shows the average Days On Market (DOM) or the number of days a house is on the market before it actually sells, which was 158 days. The report also reveals the average price of homes in Holdrege, which was $93,028, as well as whether these homes were sold “in office” (meaning the office did not co-op their fee with a broker or there was no outside broker involved and the entire transaction was done in that particular office) or whether there was a co-op done (meaning the broker cooperated with an outside broker and the closing involved another licensed real estate agent outside that particular office or in other words they co-oped their fee with an outside broker).

Here’s the Current Market Report for Holdrege residential homes, which include active on the market homes and the homes that have been sold over the past year:

Another report from Paragon is the Sold Market Report, which shows us the big picture regarding the financing of the solds over the past year:
